Addendum - Rental Terms and Conditions

Credit Check:
All rental applications are subject to a full credit check,
at the applicant's expense, and must be approved to the
landlord's satisfaction.

Mandatory Tenant Insurance:
The tenant must provide proof of home insurance with a
minimum of $2,000,000 in liability coverage, prior to
move-in. This insurance must be maintained for the entire
duration of the lease.

Hydro-Québec Transfer Proof:
The tenant must provide proof of responsibility for the
Hydro-Québec account before possession of the unit.

Pets are not allowed.

Non-Smoking Policy:
Smoking of any kind is strictly prohibited inside the unit
and on the balconies (this includes tobacco, cannabis, and
other substances).

Short-Term Rentals Prohibited:
Short-term rentals or subletting (e.g. Airbnb) are strictly
forbidden. Any violation may result in immediate lease
termination.

Snow Removal Responsibility:
Tenants are responsible for snow removal from stairs and
balconies. This is mandatory for safety and access.

Housekeeping & Maintenance:
The tenant must maintain the unit in a clean and tidy
condition at all times, including outdoor areas such as the
balcony and entrance. No unauthorized outdoor storage is
permitted.

Alterations Prohibited:
No modifications, painting, or permanent changes to the
property are allowed without written permission from the
landlord.

Key Return at Lease End:
All keys and copies must be returned to the landlord at the
end of the lease. Charges may apply for unreturned keys.
